Home Buyer Rebate Qualifications
REBATES WILL BE GIVEN TO MY BUYER CLIENTS WHO USE MY SERVICES AS THEIR BUYER AGENT TO ASSIST THEM IN THE PURCHASE OF ANY RESIDENTIAL HOME LISTED IN THE MRED MULTIPLE LISTING SERVICE BY A LICENSED ILLINIOS REAL ESTATE BROKERAGE OFFERING A COOPERATING BUYING BROKERAGE COMMISSION OF AT LEAST 2.25%. THE PURCHASE MUST CULMINATE IN AN UNCONDITIONAL CLOSING ACCOMPANIED BY AN AUTHORIZED RESPA STATEMENT. THE REBATE WILL BE ISSUED TO BUYER IN THE FORM OF A CHECK MADE PAYABLE TO THE AUTHORIZED BUYER WITHIN THREE (3) BUSINESS DAYS OF BUYER'S BROKERAGE RECEIPT OF COOPERATING COMMISSION FROM CLOSING. THE HOME BUYER REBATE CHECK WILL BE IN THE AMOUNT OF .20% OF THE FINAL CONTRACT PURCHASE PRICE AT CLOSING.
THIS HOME BUYER REBATE DOES NOT APPLY TO ANY PROPERTY THAT IS BEING SOLD AS A SHORT SALE, FORECLOSURE, OR BANK OWNED PROPERTY.
For all Home Buyer Rebates , the home buyer must complete and forward to Buyer's Designated Agent an IRS Form W-9 to be processed with the distribution of funds for the Home Buyer Rebate, and the home buyer is responsible for declaring the amount of the Home Buyer Rebate when filing Federal and State tax returns for the applicable tax filing period.
SAMPLE REBATE DESCRIPTION
Homes that are listed in the MRED MLS in northern Illinois generally offer a cooperating commission for the home buyer's brokerage of approximately 50% of the total listing commission; if the listing brokerage listed the home for a 5% listing commission, then the buyer's brokerage commission would generally be in the range of 2.5% of the selling price of the seller's home, paid by the seller and distributed at closing. Once funds and commissions are distributed at closing, each brokerage is responsible for compensating their respective sales agents from their brokerage's proceeds. As your agent, I'll give you a rebate from my earned agent commission. FOR EXAMPLE: As your agent, I help you to finalize a sales contract for a home that was listed in the MLS offering a cooperating brokerage commission of at least 2.25% (or greater). The final agreed upon contract sales price is $300,000.00. Your Home Buyer Rebate is calculated by multiplying the contract sales price of $300,000.00 by .20% which yields a Home Buyer Rebate for you of $600.00. Upon the successful completion of the closing, and within 3 business days of my brokerage's receipt of the cooperating brokerage commission, I will distribute to you a Home Buyer Rebate check for the appropriate amount. For any contract sale amount, simply multiply the sale price amount by .20% to calculate your Home Buyer Rebate.
